Huf Haus For Sale: Helensburgh, Scotland

24 Jul
July 24, 2012

A 2 bedroom detached Huf Haus for sale in Helensburgh, Scotland. Built in 2007 this is one of the more affordable Huf homes I’ve seen. That’s partly because of the location, but also because it is towards the smaller end of the Huf haus range. In many ways I prefer the smaller range as it isn’t as in your face compared to the larger ones and it doesn’t suffer from the problems you sometimes see in larger homes of trying to fill large rooms with furniture.

The reception hallway, kitchen, dining room and drawing room are all open plan and the high quality kitchen was fitted by Stil Art, part of the Huf Haus group. It also incorporates a number of appliances by Gaggenau including oven and warming drawer, hob combining both electric and gas burners, powerful extractor hood and dishwasher.

The house sits quite centrally in extensive lawns which gently slope towards a stream known as the Glennan Burn.

It is freehold and on the market open to Offers in Excess of £495,000

Houseboat For Sale: Rochester, Kent

23 Jul
July 23, 2012

This post features a houseboat for sale in Rochester, Kent. Houseboats are very much a marmite property, you either love them or hate them.

Golden Sunrise is an exceptional example of a houseboat of contemporary design. It is currently located in a picturesque location on the River Medway, looking towards Rochester castle (the boat was, until recently located at Canary Wharf).

It has two double bedrooms and a bathroom with separate shower on the lower level and a wonderful, light open-plan kitchen on the upper level. The boat is surrounded by a deck which can be used for outside dining, and the roof of the boat has been designed for use as a garden.

The main material used for the wall cladding and open-tread staircase is pale Finnish beech ply, with work surfaces finished in a darker American walnut. The exterior of the boat is similarly clad in Finnish beech ply, painted in marine paint. It was built from scratch (many houseboats are converted from commercial vessels) and designed by Mike O’Shea, an experienced and celebrated boat designer.

The cost of keeping the house in the current boatyard location is approximately £200 per month.

More pictures can be viewed here and it comes with a price tag or £165,000 (boat only) – not sure what else would come with it.

For Sale: Barns for Renovation – Cornwall,UK

23 Jul
July 23, 2012

For sale we have 2 barns for renovation in Cornwall. These stone barns with  commenced planning permission for the conversion into two separate residential dwellings have permission granted for one 4 bedroom and one 3 bedroom residential houses.

The listing on the website doesn’t make it desperately clear how the property is split other than ‘lots 2 and 3 offer the purchaser(s) the opportunity of converting the barns into two separate dwellings, each with full residential planning consent. The conversion plans and a copy of the planning consent can be requested from the selling agents.’

There is no mention of a plot 1, but plots 2 and 3 have further information with ‘each lot having a separate mains water pipe, which has already been brought down the road and are located to the eastern boundary. Should the sale of lots 2 & 3 be split, the arrangements for the division will be made on the ground between all parties concerned.’

The property has an asking price of £350,000

For Sale: Modern Contemporary House – East Sussex

20 Jul
July 20, 2012

An individual modern contemporary house set in rural countryside with mature gardens and grounds extending to approximately 3 acres. This house enjoys far reaching views across the undulating Tillingham Valley and with it being set well back off a quiet country lane surrounded by woodland you can enjoy the views in peace. There are polished concrete floors with underfloor heating throughout. Much of the internal timber and galvanised steel finishing has been left deliberately unfinished. Floor-to-ceiling glazing, skylights and large windows bring in plenty of light and give views of the surrounding gardens and woodland.

While this may sound and is idyllic it will certainly set you back a few pennies. It was on the market for £2m but you’ll be relieved to know this modern contemporary house could be yours for only £1,950,000. It does come with a swimming pool, hot tub, studio building, Airstream caravan and an American paddle tennis court (No, I had no idea what it was either until I googled it).

It has appeared in the following magazines:

American Architecture magazine DWELL.
The Sunday Times STYLE supplement.
The Independent magazine.
Coast Magazine.

The house will be listed as one of the most architecturally important houses in the country in the next issue of PEVSNER which is printed every 50 years and will be filmed for the new TV series “Inspiring Homes”.

Renovation Project: Church Hall – Isle of Wight

July 19, 2012

An opportunity not to be missed to buy a Church Hall on the Isle of Wight. For sale by Public Auction on July 26th 2012 at The Ageas Bowl, Southampton (Home of Hampshire Cricket).

This splendid Grade II Listed Victorian building is situated in the village of Bonchurch on the edge of the larger town of Ventnor. We believe this to be the first time that the property has been offered for sale having previously served as the village school and in more recent times as the church hall.

The Cottage requires general modernisation and upgrading as does the adjoining hall but has great prospect and potential and lends itself to many projects subjects to obtaining the various and necessary consents. The property has gardens on three sides including a tree planted in 1969 by the late Lord Mountbatten of Burma, Governor of the Isle of Wight.

The approach to both the cottage and adjoining hall is via a concreted path which runs through the mature gardens. The gardens are lovely and incorporate lawned areas together with mature trees and bushes. The surrounding areas and the views are delightfully wooded and offer a real peaceful and tranquil setting. The Church House has its own private enclosed garden again with a small lawn all surrounded by mature trees. There is a small timber pergola area with paving slab stone floor together with space for table and chairs. A substantial natural stone wall borders the garden with the church grounds beyond. Further access to the rear of the property where there is a courtyard area again featuring the natural stone wall of the church.
