An Art Deco former petrol station / garage for Sale in Lostwithiel, Cornwall.

Information

I love places like this, all I can see is tonnes of potential and at what looks like a great price. Here’s what the agents have to say:

Downend Garage has now ceased trading but offers an opportunity to purchase a large commercial site with 4 bedroom living accommodation. The property has frontage to the A390 of approximately 270’ and could offer a number of opportunities (subject to necessary consents). The prominent Art Deco building was erected in about 1930 by the current owners family and has been in the same family ownership ever since. There is a retail shop to the left hand front corner which used to service the petrol business and to the right is a large vehicle repair garage with workshop extensions. The garage has a hydraulic vehicle lift and numerous other fixtures and fitting which are available subject to negotiation. As noted there is 4 bedroom living accommodation, which is in need of up dating, and also has a pleasant enclosed rear garden area. There is double scope for re development and a number of possible uses.

Description

A unique building plot, conversion or development opportunity

Information

Subject to the necessary consents being granted

26a Marshall Road is an attached (to No: 26) building constructed of brick elevations and single glazed windows beneath a sloping roof. It is understood that the property was originally built in the early 1900’s as a taxi garage to accommodate several vehicles in tandem. At a later date, during the 1930’s the building was turned into a small builder’s storage unit / workshop which it has remained as and in the same family’s ownership since.

The property extends to around 1687 sq ft over 2 floors and subject to the necessary consents being granted could make an individual home (or other) designed to the new owner’s specification which could include an off street parking space to the front. The ground floor accommodation is largely open plan with a cupboard close to the rear boundary and a WC. There is a staircase at either end of the property leading to the first floor which has been divided into a large store room and workshop along with a small office. The current accommodation which can be seen in greater detail on the attached floor plans currently has no outside space to the rear.

Agent’s Notes:
The property is likely to be un-mortgageable in its current condition so should appeal to cash buyers and developers.

There is currently no formal usage class so any development or conversion will be likely to require planning permission before works commence.

There is mains electricity, water and drainage connected to the property.

Guide price: £250,000
House size: 1,687 square feet

Renovation Project for Sale: Stockbridge, Hampshire

22 Aug
August 22, 2012

It’s rare when a renovation project for sale comes on the market. This property in Hampshire is especially, as it’s one that isn’t at auction and can be viewed whilst the decision can be thought about for a while.

Concealed off the High Street within the conservation area, is this small detached cottage with planning permission to extend. There isn’t too much detail to be found on the property other than there are gardens in excess of an acre, leading down to a carrier of the River Test.

The existing accommodation consists of a kitchenette, shower room, first floor sitting room with bedroom off and an integral garage. The garden is in total about 1.18 acres.

As always further details can be found here. The guide price is £395,000.

Renovation Project: Former School House For Sale – Plymouth,UK

13 Aug
August 13, 2012

A grade II* listed former school house for sale. This property situated in Plympton St Maurice, Plymouth was originally built in 1664 in the Jacobean style which was then renovated at around 1870.

This building could make an absolutely stunning home if it were renovated to its full potential. I particularly like the arches on the ground floor and would look particularly good if they were filled with glass panels so that it could be used as a fully functioning level of the property. That being said, what I and you may think is a good idea is completely different to what planners think is a good idea. For those not aware, the asterisk denotes a particularly important building of more than special interest.

Finally, the building is in a secluded south facing location in a conservation area and the Garden area is mainly laid to lawn together with a large car park for approximately 16 cars.

Offers are invited in the region of £250,000 for the freehold with further details available here.
